Banker’s Bridge Capital is a Texas-based commercial real estate lender specializing in fast, collateral based real estate loans. We provide investors and real estate professionals with the speed, flexibility, and common-sense underwriting traditional banks often lack.
We use our own capital and structure deals with good collateral combined with experienced real estate developers and borrowers who know what they are doing. Our funds come from family investment firms, high net worth individuals and other private investors.
Our loan decisions are based on many factors, and we do not have “hard” cutoffs on any financial ratios. We instead lend on the collateral, advancing funds needed to purchase and sometimes improve the property. We are much more concerned with the borrower’s experience and character than we are a credit score.
While specific results vary by deal, our goal is to provide rapid turn times and closings. Real estate investment comes with enough risks without sitting around waiting for a bank loan committee or worse, a sign-off process.
We make local decisions, not committee approvals. We don’t rely on rigid FICO cutoffs or debt ratios—our common-sense underwriting evaluates deals based on experience and market strength. I would say the majority of our borrowers often come to us with problems, typically centered around “technical defaults” or “maturity defaults” – basically any default that is not caused by missed payments. Often this can be a function of the current lender wanting out (especially with the banks) of development or construction loans due to regulatory concentration issues.
